Layered Lighting is a great way to add depth and make a room feel more luxurious! Luxury equals better perceived value! So, if your home is listed for sale or you’re planning to list your home. Look at your lighting! First, make sure all your bulbs work and match. This includes interior and exterior lighting. Second, include overhead lighting, in addition to lower level lighting and lights in different corners of the room. Looking to invest? Consider installing dimmers, recessed lights or lights under and/or over your kitchen cabinets. Lighting is one of the best ways to improve the ambiance of your home!
When it comes to exterior lighting, if you have solar lights, you may want to remove them. Solar lights can cheapen the look of a home and often times they look “wonky.” If you already have exterior lights, ensure they are properly working. If they need repairs, either fix them or remove them. Broken lights will not look good in photos and they will also come up as a repair issue in the inspection period. So, fix or remove. If you don’t have any exterior lights and you’re considering investing, we recommend “up lighting” trees, updating the carriage light fixtures or entry fixtures, in addition to walk-way lighting and landscape lighting.
