When your home is listed for sale, we will be responsible for the “heavy lifting” when it comes to marketing your home. But there are few things you should do to ensure your home has the most comprehensive and accurate marketing efforts in place.
Our first simple step is to place a sign in your front yard. Some Seller’s are wary of having a sign because they aren’t attractive and draw attention. We use an upgraded sign post and drawing attention is the goal. We want the neighbors to know your are for sale. Neighbors will often help to find themselves some new neighbors, so let them know before the sign goes up and have them “in on” the mission to sell your home.
It’s also important to have a sign because as people drive by the house, they’ll stop when they see one that might fit their criteria and then they’ll pull-up the information on-line. If there is no sign, then they won’t stop.
There is also a mental message we don’t want to create. When I’m showing houses and we arrive at a home to show and there isn’t a for sale sign up front…these are some the things buyers say?
- Do you think they are serious about selling?
- Do you think their Agent is legit? Who doesn’t have a sign?
- Is the house really for sale?
- What are they hiding?
- Are you sure we’re at the right house?
Basically it starts the showing off on the wrong foot. Instead of the Buyer focusing on the great curb appeal and their anticipation of looking at the house, they are now coming up with red flags and concerns. They’ve now mentally headed in a negative direction and there will be more to overcome with them. IF they do fall in love with the house, there will be lingering concerns about why no sign.
The next step is to check your on-line Listing. Once your home is listed for sale, we’ll send you a link. It’s always good to put an extra set of eyes on things to ensure accuracy.
- Check for typos.
- Check the facts – directions, schools, bedrooms, etc.
- Review the photos to ensure they are all correct and not mis-labeled.
- Also do a spot check of other on-line Realtor sites such as Zillow, Trulia and Realtor.com. Typically those sites download directly from MLS, but you want to check to be sure everything translated correctly.
- If you have any social media accounts, let’s talk about posting some pictures or a link to the house.
- Ask your friends and family to share the listing.
- It’s a numbers game, so the more that know…the better!
- If you are close with your neighbors, we recommend you call them or knock on their door to let them know you’re moving…before the sign goes up. Let them learn about it from you directly, rather than from seeing the sign go up.
- Keep in mind that neighbors can be a great lead and marketing source.
